Judges Statement:
Designed for senior citizens (55+) at income levels between 30% - 50% of AMI, and ideally situated one block from the Metro Red Line Hollywood/
Western station, this transitoriented, mixed-use development provides 120 units of senior affordable housing and 6,000 SF of retail space. The design challenge was to
mediate between the urban scale of the boulevard and the medium density residential neighborhood. The design takes cues from its location in Hollywood; a colorfully
tiled tower marks the street corner and acts as a beacon. The faceted glazing of the tower continues along the retail storefronts for an engaging pedestrian experience.
A sidewalk level terrace on Garfield Place provides a secure and semi-public place to sit and chat with passersby. The courtyard configuration includes a circuit path
and provides for a tranquil departure away from the bustle of Hollywood. The project provides a vibrant home to about 180 senior citizens. The many amenities include:
a lushly planted courtyard, view deck with BBQ, community room, library, billiard room, gym and art studio with daily exercise and arts programming. The design and
programming encourage a creative and healthy aging by providing arts, wellness, lifelong learning, and community building. Certified LEED for Homes Platinum.

The Judges chose to honor 2 communities with awards.
One for low income seniors in an urban setting, the other for needed senior
housing within a suburban setting.
